To provide you with an accurate cost estimate, we kindly request the following parameters from you:

1. Plot area and dimensions: Please provide the plot area and dimensions based on the affection plan of your plot.

2. Required floor areas: Specify the floor areas needed for the basement, ground floor, first floor, and roof floor of your villa.

3. Optional areas: If applicable, let us know if you require additional areas such as a service block or majlis.

Our estimating tool is designed to calculate budgetary estimates for villas with plot areas ranging between 130 square meters (1,400 square feet) to 1,600 square meters (17,222 square feet). By utilizing this tool, you can obtain an initial budgetary estimate for your villa construction project.

Inclusions in scope of work:

  • Design & Planning: Preparation of concept drawing for client approval, preparing detailed design and drawing for authority approvals,  and obtaining approvals from authorities. (Dubai Municipality, Trakhees, and Dubai Development Authority).
  • Preliminaries : Establishing site offices, temporary fence, labour rest areas, project signboard, preparation of shop drawings, site administration, water and electricity required for construction etc.
  • Shell and Core Works: Excavation, Reinforced concrete works, block-work, plaster and waterproofing.
  • Finishing Works: Floor and wall tiles, Painting, Wooden Doors, Aluminium Windows, Metal works and False Ceiling Works.
  • MEP works: Electrical (Including Light Fittings), Water supply and Drainage works (Including Sanitary-ware) and Air Conditioning (HVAC).
  • Site Development Works:  Boundary Wall, Interlock and kerb-stone works, Entrance gates etc.
Exclusions – Authority fees for approvals, Special Elevation Features, Glass Curtain Wall, GRC Works,  External Cladding, Intercom, Lift etc.
